What is an interest-only mortgage?

With an installment-free mortgage, you pay only a monthly amount of interest on the amount you borrowed. At the end of the term of the mortgage, you repay the borrowed amount in one lump sum. Over the last 20 years, the rules for taking out an installment-free mortgage have changed considerably. The portion of the mortgage that may be interest-free is no more than 50% of the home value. For many people who have this form of mortgage, part of their mortgage is grace free and another part has another form of mortgage.

Advantages of an interest-only mortgage

The monthly costs of this type of mortgage are low because you only pay interest. By choosing no-repayment for part of the mortgage, you reduce the monthly costs. But beware: at the end of the mortgage term, the mortgage debt must be repaid. For this you will have to save or sell your house. So you do not build up any capital.

Interest rates graceful mortgage

Often the interest rate you have to pay on the graceful portion of the mortgage is higher than on a mortgage where repayments are made. This is because there is a higher risk for the mortgage lender on this form of mortgage.
