If you have a straight-line mortgage, you pay the same amount in principal each month but not the same amount in interest. The amount you have to pay in interest each month decreases as the term passes.
Because you pay off more at the beginning than with an annuity mortgage, the amount of interest you have to pay on the loan decreases faster. The total monthly costs of this type of mortgage are therefore higher at the beginning than at the end of the mortgage term. In the long run, you spend less on interest.
